Planning Committee Meetings – Town and Parish Councils are Consultees to the Local Planning Authority and as such do not make decisions on Planning Applications. The Town Council’s Planning Committee is required to make its willingness to support, or not, planning applications based on local knowledge and current planning policies in order that these views can be taken into account by East Devon District Council as the Planning Authority. Below are a list of considerations that are and are not taken into account when EDDC consider planning applications:
- Visual Impact
- Loss of light
- Highway Safety
- Economic Impact
- Previous decisions/appeals
- Policy and Guidance – National Policy Framework
- Considerations that are NOT material
- The Applicant
- Land OWnership
- Private rights (e.g. access)
- Property Value
- Loss of view
- ‘Better’ site or ‘Better’ use
- Not as good as previous scheme
